I can't guarantee it since the previous (or possibly current owner) never would respond to text, VM, or anything!

I was in Fresno CA the end of last year when this same basic ad was up with no pictures and the $ was $3500. Apparently there was enough interest that suddenly the price went to $4500 and later $5500, but still no response to any of my attempts. Either way the person that placed this ad apparently has a medical license and is smoking too much and too often!
